Still working on Part 6 of my Build to Suit series which should wrap up the series, however, as I started to write it, I realized how difficult it will be to talk through some of these things, and seeing an example is way better.

Here is an excel file that shows the different ways to account for build-to-suit situations.  It has multiple tabs showing what can go wrong in each situation and, in each situation, what the correct way to account for a build-to-suit transaction is using:

  1. Incremental Borrowing Rate and normal depreciation with gain at end
  2. Adjusted rate to arrive at net zero gain/loss at end of lease with normal depreciation
  3. Adjusted depreciation with incremental borrowing rate
